What Does This Mean?
In a nutshell, these numbers are telling us that, despite media reports, the west end Toronto real estate market is healthy and thriving. We are seeing less houses coming onto the market, but the ones that show well and are well located and priced, for the most part, are selling above last year's values and selling fairly quickly. Multiple offers are still quite common, though not the frenzy that we experienced in the early spring, and we are even still seeing the occasional bully offer. However, what we are also seeing is that flawed homes that are not priced properly, are sitting on the market, and often going through at least one price reduction. Pricing is key in this market.
